Am I eligible to use your services?
To be eligible you need to be (i) a homeowner in the UK (or be acting on behalf and with the consent of the homeowner) (ii) have an urgent need to sell (iii) be willing to accept a price below market value.

How long does it take?
We can exchange in 24 hours if needed, complete as quickly as 2-4 weeks if you use a solicitor we introduce to you. If you use your own solicitor, then timescales will depend on their workload and priorities.

What does it cost me?
Nothing. We offer to pay all the fees, including your legal costs (if appropriate) giving you total peace of mind. One exception is where you have signed an agreement with an estate agent to sell your property. We can discuss options if this applies to you, but often there is a clause which allows you to sell privately without paying a fee.

What kinds of properties do you deal with?
All types in all conditions. You don’t need to do anything with the property - and you don’t need to tidy up before we come to visit!


What price do you pay?
The price we pay varies, and yes it’s is always below market value, often around 85%, sometimes more, sometimes less. This is based on the idea that whenever you need to sell something quickly the easiest way is to lower the price. 

Do I have to move straight away?
No. You can stay why you sort things out or look for somewhere else - we can factor this into our offer. If you intend to stay longer term, you can rent it back from us for as long as needed. Basically, we’ll tailor the solution to suit what you want.

I am being repossessed, can you help?
Yes - we can stop repossessions. You agree to sell you house to us and we pay off the arrears to prevent the repossession and allow the sale to proceed. Can I remain in my home (rent it back)?
Yes, of course. You can stay in your home by selling your property to us and renting it back from us. We are professional landlords and are members of the Eastern Landlords Association. We also offer a further option, if appropriate, for you to buy it back from us at a future date at a price agreed today.

 

If I rent back, how do I know you won't kick me out or raise the rents?

If you leave the property we have to either rent it out or sell it - both which are costly for us. It suits us to rent property back to the owner as you are far more likely to look after it! For total peace of mind, you can arrange for your solicitor to draw up an agreement which states that we will never terminate your tenancy as long as the rental is paid on time. It can also include a clause which states that rental will only ever increase once a year in line with inflation.
