Our approach is simple.

Selling - Our business is based on the simple fact that when someone needs to urgently sell something, they are willing to accept a lower price for it. For properties that we buy and sell, we aim to make 5-10% profit above our costs.

On average it costs us 10% to buy and sell a property, so our offers are normally 75-85% of market value, where value is determined by an independent RICS qualified surveyor.

Sell and Stay - For our sell and stay service, where you can sell your property to us and stay in your home by renting it, you need to have a minimum of 15% equity in your property. We then give you a series of prices at which you can sell, with a lower price meaning lower monthly rental, and less cash back. A higher purchase price means more cash back, but with a higher monthly rental.

We also offer you, where appropriate, the option to buy your property back in 3 years time, so you can get yourself back on your financial feet while you rent, and then own your home again if you want to.

þ Meet up If you feel that we may be able to help then we'll arrange to visit your home at a time convenient to you. Relax - there's no agents, reps or salesmen in suits, you will deal directly with us. At the visit you can discuss your needs and options in further detail. You'll get an offer or, if it suits your situation better, we can recommend an alternative course of action. If we do make an offer, you can take your time to consider it - you are not obliged to accept it, of course. There is absolutely no hard pressure selling here.

þ Exchange & Complete As soon as you have agreed an offer, we'll instruct our solicitors to undertake the necessary legal work and instruct a surveyor to check the property over. Then we'll exchange contracts and complete the purchase. To speed the process up, we'll also recommend a solicitor you can use, but you are free to use your own of course.

þ Get on with your life After about 4 weeks (quicker if needed) you're property selling problem will be solved and you can get on with your life. If you choose to rent your property back, you will remain in your home with peace of mind - from the cash you have released and/or debt you have cleared from the sale.
